"Lot Size is Very
Important - To accommodate today's larger modern homes, the
optimum density is about six lots per acre. This roughly equates
to a lot size of 60 feet wide by 110 feet long. However, we were
able to successfully upgrade one park with 10 lots per acre by
setting up small doublewides on lots that were only 70 feet
deep.
As the number
of lots per acre increase, it becomes more difficult to upgrade
and modernize the park. Of course, one might use two lots for
one home or even three lots for two homes. However, reducing
the total number of lots may reduce the value of the park. We
should be very cautious when acquiring a park that has only
enough room for mobile homes that are smaller than 14 by 70
feet."
